For Property

Leased is not open. Open is.

Vindico works with properties on the route from leased to open — knowing where each unit is, what is blocking it, and what it will take to get it trading.

The position

A project open is not a retail open.

Construction complete is not open. Handover complete is not open. A unit can be ready and still not be trading.

The project delivers the shell. Retail opening is what happens inside it — and that is a different discipline, with different dependencies, different parties, and a different definition of done.

Nor is it confined to one phase. It appears wherever the property path depends on the brand path converging cleanly enough for units to open — early in planning, during active delivery, or across live assets with openings still moving.

Vindico is relevant wherever that convergence is still exposed.

Where it breaks down

The route to open runs through parties the property does not control. That is where it becomes exposed.

Tenant submissions land incomplete.

Comments cycle without resolving, and different reviewers expect different things.

Readiness is recorded before the unit is actually there.

Handover passes into trading before the opening outcome is held.

Stabilisation issues that look small accumulate.

Place Vendôme Mall · Lusail City, Qatar

Opening Place Vendôme’s retail, store by store

Case

Specialist retail-delivery capability, proven on Place Vendôme — a ~580-store luxury destination, and one of the region’s most demanding retail projects.

Vindico was appointed at foundation stage as sole provider of retail design and delivery, on a deployed-resource model — design review, tenant coordination, documentation, milestone and opening-readiness management, and governance — sitting between landlord and tenant and working upstream with the base-building team. Vindico did not lead the base-build construction or the leasing.

United Developers, opening its first mall, got the delivery capability of a specialist team it did not have in-house: hundreds of fit-outs run in parallel, the standard held through the Gulf blockade and COVID, and senior people working inside the project. Place Vendôme opened and went on to win the Prix Versailles — and the relationship then carried into the operating asset.

How Vindico helps

The work takes three shapes, all aimed at the same outcome: retail open, trading, and held.

Create the conditions for open

Setting the retail opening route up before it becomes expensive to run.

Control the route to open

Moving tenants from lease to open with clearer status and fewer repeated cycles between the parties involved.

Protect opening success

Holding the outcome through readiness, opening, and the churn and refurbishment that keep following it.

For a property, that includes design guidelines and technical criteria, tenant coordination, design review, fit-out delivery and inspections, programme visibility, opening readiness, and churn and refurbishment.

An engagement can start with the piece that is exposed now and stay there. Connected work is added only where it is needed and agreed. VRDnet is the operating platform behind Vindico’s work, configured to the scope of each engagement.

Cross-side advantage

Understanding the brand side is what keeps the property side moving.

Vindico works both sides of the lease. For a property that means submissions shaped against what the review will actually ask for, requirements read the same way by both parties, and movement judged across the programme rather than unit by unit. Less time goes on discovering at review what could have been settled before it.

What this protects

The value a property holds is not in the lease. It is in the trading.

A signed lease that does not become an open, trading unit is a liability dressed as an asset. The rent roll looks right. The occupancy figure looks right. But the unit is not performing, the tenant relationship is under pressure, and the property is absorbing the cost of an opening that has not landed.

That cost compounds. A slow first opening shapes the next one. A churn turnover handled without structure repeats the same problems. A refurbishment phase that loses sight of retail opening adds delay into a cycle the property did not design.

What Vindico protects is the opening outcome — at first opening and across the conditions the property keeps producing.

One delivery framework across a live retail portfolio

Case

Vindico runs retail delivery across a developer’s live portfolio through one framework — so every new deal opens on the same fast, predictable footing, however far the estate grows.

A live portfolio runs on a different clock from a project. There is no single opening date to work back from — each deal starts its own, and stores have to open quickly and repeatedly across the estate. Handled as separate, one-off appointments, that becomes slow and unpredictable for the operator’s team.

The operator’s team stops re-procuring delivery for every deal and works to one stable arrangement instead. Openings keep pace with leasing rather than lagging it, and across a growing estate the retail operation becomes something the team can run predictably rather than firefight.
